Prevent water & pipe damage while your building is empty
Due to the coronavirus (COVID-19) pandemic, houses of worship, nonprofits and other organizations that were previously bustling with activity may now be sitting empty. When buildings aren’t in use, they’re at risk for falling into disrepair. Water pipes can be particularly vulnerable, creating potential for a huge mess and extensive losses should they leak or burst.
It's important to periodically monitor your building to reduce or eliminate losses or claims. Designate a maintenance person or volunteer to conduct walk-throughs that will identify issues and reduce damage caused by a water leak or burst pipe. Other items you can address to reduce your risk include:
- Disconnecting or draining outdoor hoses and turning off your water supply. If nobody is using your building right now, you don't need access to water. Just remember to reconnect the pipes before starting to use your building again!
- Keeping your thermostat set to 55 degrees or warmer. Don't make the mistake of completely turning off your heat just because the building is empty.
- Protecting pipes in non-heated areas. Make sure the pipes in attics and crawl spaces are insulated appropriately.
- Sealing outside walls and foundations with foam sealant. You want to prevent any air from entering the building.
- Pouring nontoxic antifreeze in your toilets. This can prevent the pipes from freezing.
- Looking for water in places other than sinks and drinking fountains. In addition to leaky or frozen pipes, a leaky roof can also cause major damage.
